*The promisor buyer agrees to make a non-refundable deposit of $5,000 to the seller within 5 days of the acceptance of the promise to purchase. If the deposit is not made within the above-mentioned period, the promise to purchase shall become null and void. Secondly, once the road is passable, the buyer will have 5 days to make a deposit equal to the difference between 20% of the property's value and the $5,000 initially paid. If the deposit is not made within the timeframe mentioned above, the promise to purchase will be null and void, and the buyer will not be able to recover their $5,000 deposit.
